Transforming a Historic Coronado District Gem: A Whole Home Remodel Story.
We take immense pride in our ability to breathe new life into historic homes while preserving their timeless charm. One of our recent projects, a whole home remodel of a delightful 2 bed, 1 bath single-level home in the historic Coronado district, perfectly exemplifies our commitment to excellence. Built in 1925, this 879 sq ft home on a 6116 sq ft lot posed unique challenges and opportunities, all of which we embraced with enthusiasm and skill.
The Vision
When we first saw this quaint 1925 home, we were struck by its potential and historic significance. The homeowners wanted to retain its vintage charm while ensuring it met modern standards of comfort and functionality. Our goal was to completely gut and remodel the house, replacing all critical systems and updating its aesthetic features, while keeping its 1935 vibe intact.
Before the Transformation
The home, though full of character, was in dire need of extensive repairs and updates. The roof, plumbing, electrical systems, and HVAC were all outdated and inefficient. The kitchen and bathroom required a complete overhaul to meet contemporary standards. Our task was clear: to transform this historic house into a modern, comfortable home without losing its unique charm.
The Renovation Journey
Structural and System Upgrades
One of the biggest challenges in renovating historic homes is updating essential systems without compromising their structural integrity and character. For this project, we undertook significant improvements:
- New Roof: We replaced the old, worn-out roof with a new one, ensuring the home was well-protected from the elements.
- Plumbing: All plumbing was replaced to meet modern standards, ensuring reliable and efficient water supply and drainage.
- Electrical: We completely overhauled the electrical system, installing new wiring, outlets, and fixtures to enhance safety and functionality.
- HVAC: A new air conditioning system was installed to provide efficient and effective climate control, essential in the Phoenix area.
Aesthetic Enhancements
While the structural improvements were crucial, the aesthetic upgrades brought the true transformation:
- Kitchen Remodel: The kitchen was redesigned to be open and inviting, featuring a pass-through sit-down bar with direct access to the living room. We installed new stainless steel appliances, including a gas range, an undermount “workstation” sink, and quartz countertops. The design perfectly blends modern convenience with historic charm.
- Bathroom Update: The bathroom now boasts quartz countertops, custom tile surround, and all new fixtures, offering a luxurious yet historically sympathetic space.
- Interior and Exterior Finishes: The entire home was freshly painted inside and out, enhancing its curb appeal and interior ambiance. We also updated the garage door, adding both functionality and style.
Overcoming Challenges
Renovating a historic home is never without its challenges. Ensuring all upgrades were fully permitted was crucial to maintaining the home’s integrity and value. Additionally, working within the constraints of an older home required careful planning and creative solutions. We are proud to say that despite these challenges, we successfully modernized the house while preserving its historic essence.
The Finished Product
The result of our efforts is a stunning blend of old and new. The home now features:
- Two oversized bedrooms with enhanced comfort and style.
- An inviting kitchen with modern amenities and a historic feel.
- A beautifully updated bathroom with high-end finishes.
- An inside laundry room for added convenience.
- A backyard with a paved patio, 8′ gate, and a large grassy area, perfect for outdoor activities.
